Home showings begin

Attempt to make your home available to as many potential buyers as possible by always having your home clean and ready to show.  It is common practice for the seller to vacate the home during showings, which typically last one hour, and is important that you have a plan in place for removing pets as well if applicable.

Receive purchase offers and negotiate

Go under contract

Once we reach an agreement with the buyer on a purchase contract, we will order the title commitment from the title company.  The buyer’s earnest money will be deposited at the title company at this time and we will send the property disclosure documents to the buyer’s agent.  We will also work with you and your HOA to obtain any documents that we are required to provide to the buyer.  While we are under contract we will keep you updated on any developments with the transaction as they arise.

Home inspection and appraisal

Even if your home is in great condition, the buyer may ask for repairs on minor issues that you were not aware of which in some cases may be required in order for the buyer to obtain a loan. We will discuss these issues with you should they arise and negotiate with the buyers if needed. Once the home is appraised at or above the purchase price we will move forward in the transaction.

Final walk-through and closing

The final walk-through is completed as close to closing as possible.  This allows the buyer to confirm that any inspection issues have been taken care of and also ensures that any inclusions written into the contract were left at the property. We will attend the closing at the title company which typically lasts about one hour. Once the buyer’s loan has funded and all documents are signed, you will receive your proceeds in the form of a cashier’s check or a wire transfer.
