Determine the market value of your home
Our Broker will prepare a comparative market analysis (CMA) for your home. Whenever possible we will tour any active listings in your neighborhood that your home will be competing against, as well as review recently sold properties in your area. Then we will go through the report and determine an appropriate listing price for your home. At this time we will also go over the listing agreement and disclosure documents with you.
We will help you prepare your home for a speedy sale. According to Trulia, "Listings that are staged and priced competitively sell at minimum, 50% faster than non-staged properties do."
We hire a professional photographer to capture the details that make your home special. According to the National Association of Realtors, "Over 90% of buyers are searching for homes online first before deciding to visit." Beautiful photographs are the first step toward getting those buyers into your home and making offers.
In addition to placing your home on the MLS, the Gyrath Realty Group will market your home on over 30 websites, including our own which maintains a database of over 2,000 buyers and an average of over 100 unique visitors per day. Our oversized yard signs also feature custom domain sign riders (123mainst.com) which allow potential buyers to receive details of your property anytime of the day or night.
Home showings begin
Attempt to make your home available to as many potential buyers as possible by always having your home clean and ready to show. It is common practice for the seller to vacate the home during showings, which typically last one hour, and is important that you have a plan in place for removing pets as well if applicable.
Receive purchase offers and negotiate
Our Broker will go over all offers received and explain the terms in detail. We will also review the pre-approval letter for the buyer to ensure that the buyer is qualified to purchase your home. Once we have decided how to proceed with the offer we will negotiate any counterproposals on your behalf.
Go under contract
Once we reach an agreement with the buyer on a purchase contract, we will order the title commitment from the title company. The buyer’s earnest money will be deposited at the title company at this time and we will send the property disclosure documents to the buyer’s agent. We will also work with you and your HOA to obtain any documents that we are required to provide to the buyer. While we are under contract we will keep you updated on any developments with the transaction as they arise.
Home inspection and appraisal
Even if your home is in great condition, the buyer may ask for repairs on minor issues that you were not aware of which in some cases may be required in order for the buyer to obtain a loan. We will discuss these issues with you should they arise and negotiate with the buyers if needed. Once the home is appraised at or above the purchase price we will move forward in the transaction.
Final walk-through and closing
The final walk-through is completed as close to closing as possible. This allows the buyer to confirm that any inspection issues have been taken care of and also ensures that any inclusions written into the contract were left at the property. We will attend the closing at the title company which typically lasts about one hour. Once the buyer’s loan has funded and all documents are signed, you will receive your proceeds in the form of a cashier’s check or a wire transfer.
